The Project
Costa del Mar already has a fully approved architectural project, authorized by the local City/Municipal Engineering office and endorsed by the Ministry of Tourism. These approvals represent a major advantage for future stakeholders, significantly reducing permitting timelines, uncertainty, and upfront costs—allowing the development to move forward faster and with greater confidence.
The Prime Location
Via La Isleta, Porlamar 6301, Nueva Esparta, Venezuela
Caribbean demand + global appeal: Isla de Margarita sits in the Caribbean corridor—built for sun-and-sea travel, lifestyle hospitality, and year-round leisure demand.
Strategically positioned for access: easy connectivity for international travelers and operators, with the site located minutes from the International Airport—a major advantage for occupancy, logistics, and guest experience.
Prime within the island: oceanfront setting along the La Isleta / Punta Mosquito corridor, adjacent to Laguna Las Marites National Park, delivering privacy, scenery, and a strong destination feel.
Land advantages (the asset): 13.96 acres of direct beachfront, deep-water potential on the south side for future cruise arrivals, coral-rich waters for scuba/snorkel, and reliable wind for kite/wing/windsurf—built-in, high-value experiences that create a true “Beach Society” destination.
The Site
Land & Scale
Total site: 14.83 acres (~645,878 sq ft)
Two-lot phasing structure: Lot 1 + Lot 2
Lot 1: 6.06 acres (~263,990 sq ft)
Lot 2: 8.77 acres (~381,844 sq ft)
The Project
Phase I (Lot 2) — Residential Hotel
5 buildings
250 total rooms (keys)
Suite size: ~603 sq ft (56 m²)
19 beachfront cabins: ~861 sq ft each (80 m²)
SPA included
Phase II (Lot 1) — Condominium With Hotel Services
5 buildings
140 suites/apartments
Unit size: ~603 sq ft (56 m²)
Current Approved Project — Why It Matters (Flexibility Included)
Costa del Mar is being offered with an existing, approved development path—including key approvals and partial construction—while remaining open to a new concept if a stakeholder prefers a different vision. The advantage is optionality: you can keep the approved plan to move faster and lower risk, or redesign with a clean slate.
By keeping the approved project, the benefits are:
Major time + cost savings on approvals: Tourism Ministry (MINTUR) technical feasibility, and Municipal Engineering approvals including a construction permit and updated urban parameters—reducing entitlement uncertainty and shortening the path to execution.
A head start through existing construction: within Lot 2, the building “El Pelícano” is ~60% built, representing potential savings in structure and schedule versus starting from zero.
Site readiness already advanced: landsite preparation 100% completed, which reduces early-stage civil cost and accelerates mobilization.
Water supply pathway identified: access to the island’s mainland water adduction line (a meaningful advantage for large-scale beachfront operations).
Utilities feasibility previously addressed: approvals/feasibility for electric power (500 KVA for initial buildings), potable water (1.06 L/s connection), and wastewater treatment feasibility/permits—supporting faster reactivation and development planning.
If a new project concept is prefered:
You still benefit from the same prime site, access, and physical groundwork, while the prior approvals and partial build provide a reference baseline for feasibility and staging.
The existing approved plan can serve as a fast-track option or a hybrid approach (retain what adds speed/value; redesign what improves ROI/brand positioning).
Existing
Potential
Existing Asset (within Lot 2)
Costa del Mar is no longer a concept—it is an advanced development with verified physical progress and fully approved engineering.
Site preparation: 100% completed, allowing construction to continue without initial delays.
“El Pelícano” Building: Approximately 60% constructed, with main structural elements in place.
“El Pelícano” Pool: Approximately 40% completed, with core amenity infrastructure underway.
Entrance perimeter wall: Partially constructed, establishing site control and physical presence.
Engineering and regulatory approvals (key competitive advantage):
Architectural project: Completed and approved by Municipal Engineering and the Ministry of Tourism.
Electrical and plumbing systems: Completed and approved by Municipal Engineering and the Ministry of Tourism.
Water treatment plant: Approved by Municipal Engineering and the Ministry of Health.
Current condition and immediate requirements:
“El Pelícano” requires maintenance, including structural repairs, repainting, and rehabilitation works, to restore optimal condition and proceed with final finishes to resort-level standards.
This level of completed infrastructure and regulatory approval significantly reduces development risk and positions Costa del Mar for accelerated execution and delivery.
A Letter from the Founder
My name is Iván García Contreras, and Costa del Mar is more than a project to me—it is a lifelong commitment to this land, its people, and its future.
I was born and raised with a deep respect for Margarita Island and for the extraordinary natural and human wealth that surrounds La Isleta and the Laguna de Las Marites. From the beginning, my vision was never to build “just another hotel,” but to create a place with purpose: a destination that generates opportunity, protects its ecosystem, honors local culture, and offers guests an experience worthy of this unique corner of the Caribbean.
Costa del Mar has been developed with patience, discipline, and long-term thinking. Every decision—architectural, operational, social, and environmental—has been guided by responsibility and respect. We operate as a Hotel Escuela, training local talent. We work hand in hand with fishermen and producers. We invest in dignified infrastructure. And we remain deeply committed to the regeneration of this region.
I believe in partnerships built on trust, transparency, and shared values. My word matters. My presence in this project is permanent. I am here not to exit, but to grow alongside Costa del Mar and those who believe in it.
This is a project built with heart, experience, and conviction. I invite you to discover it, understand it, and, if it resonates with you, to become part of its story.
With respect and gratitude,
Iván García Contreras
